Commercial roofing across Phoenix and the Valley

Foam, membrane, and metal under the hottest sun in the country — and a monsoon season that tests every seam.

  • The Valley's commercial stock is foam and single-ply

Phoenix-metro warehouses, retail, and office carry spray polyurethane foam under elastomeric coating, TPO and PVC membranes, and standing-seam metal. Each fails differently in this climate: coatings chalk and thin, membranes shrink and pull at the seams, metal panels work their fasteners loose through thermal cycling. We assess the system you have on its own terms.

  • Monsoon finds the ponding first

A low-slope roof that drains slowly on a June morning is holding water by a July storm's end, and that water finds every soft spot in a coating or a seam. Before mid-June we clear and test every drain and scupper, and we document the roof's condition so August damage can be shown as August damage.

  • Heat cycling is a maintenance schedule

With more than 60 days at or above 110°F in 2024, a Valley commercial roof moves more in a summer than most roofs move in a decade. Expansion joints, flashings at curbs and parapets, and sealant at penetrations are the items that fail — and the items a semi-annual inspection catches while they are still a repair.

  • Storm documentation your adjuster accepts

Microburst damage to a commercial roof is a claim like any other. We photograph on the roof with a dated record before and after containment, give the carrier square footage and location by roof section, and separate what the storm did from what the sun had already done.
