What we document

Low-slope damage hides in seams, flashings, and drainage — not where a walk-by look ever finds it. Every assessment produces a dated photo file.

Membrane seams & laps

TPO, EPDM, PVC, and mod-bit fail at the seams first. We walk them, probe suspect areas, and photograph every deficiency.

Flashings & terminations

Wall flashings, curbs, and edge metal — where wind and thermal cycling do their damage. Documented condition, not guesses.

Ponding & drainage

Standing water, blocked drains and scuppers, and the deck deflection behind them — the slow killers of low-slope roofs.

Penetrations & rooftop units

Every pipe, curb, and RTU is a potential leak path. We check boots, pitch pans, and unit flashing while we're up there.

Hail strikes on membrane and metal, wind-lifted edges, damaged units — photographed against the storm date for a claim-ready file.

For the full report: overall condition, priority repairs, and a realistic remaining-life read you can put in front of ownership.

Yes. Leak assessments, storm-damage assessments, and condition reports are all no-cost. It's how we start relationships with building owners and managers — the findings are yours regardless of who does the work.

Will this disrupt my tenants or operations?

No. Everything happens at roof level — no interior access is needed for most buildings, and we coordinate access windows with your property contact.

What's the difference between the three assessments?

A leak assessment traces an active problem to its source. A storm-damage assessment documents hail and wind damage against the storm date for insurance purposes. A roof condition report is the full picture — condition, priorities, and remaining life — for budgeting and capital planning.
