Commercial roofing in Flagstaff and northern Arizona

Low-slope roofs that carry snow for months, parapets that dam ice, and a sun that works harder at altitude.

  • Snow sits on a flat roof until it's removed or it melts

A Flagstaff commercial roof holds its load all winter, and the city's ground snow load — 60 psf now, 70 psf under the 2024 code from 2027 — is the number its structure is checked against. Drifting against parapets and rooftop units concentrates that load far beyond the average. We map the drift zones and the drainage so you know where the weight and the water will be.

  • Ice dams at the parapet

Where a warm building meets a cold parapet or a shaded north edge, meltwater refreezes and backs up over the membrane's termination. Flashing heights, cant strips, and the drain and scupper layout decide whether that ice stays on top of the roof or gets underneath it.

  • UV at 7,000 feet

Solar intensity rises with elevation, and a Flagstaff roof gets more of it than a Valley roof of the same age and material even though the thermometer reads lower. Membranes, coatings, and sealants age on the sunny slopes and south parapets first; we inspect those before the shaded ones.

  • After October 20–21, inspect before the snow

The October hail that crossed northern Arizona landed on commercial roofs too — fractured membrane around fastener plates, dented metal, bruised modified bitumen. On a low-slope roof the damage is under snow until April, and by then it's a leak with no storm date. A fall inspection with dated photographs is what keeps it a claim.
