Emergency commercial roofing in Flagstaff

Ice dams, wind, and frozen drains — the three ways a Rim commercial roof becomes an emergency, and how each is handled.

  • An ice dam leak is a drainage emergency

When meltwater backs up at a parapet or a frozen drain and comes through the ceiling, the water has to be given a path off the roof before anything else: a cleared or thawed drain, a channel cut through the dam, a temporary scupper. Then the interior is protected and the entry point documented. The permanent fix — flashing height, insulation, heat trace — waits for a dry roof.

  • Wind damage with snow on the way

The October 20–21 storm toppled trees across Flagstaff with the first lasting snow only weeks off. A wind-opened roof on the Rim can't wait for an adjuster's schedule; we dry it in the same day, photograph the damage before it's covered, and hold the permanent repair for the carrier's decision so the claim stays clean.

  • A frozen drain is a lake

A single frozen primary drain on a low-slope roof turns the whole bay into a pond under the snow, and the weight arrives as water rather than drift. Overflow scuppers are the backstop; when they're blocked too, that's an emergency call. We thaw and clear the drain, confirm the overflows, and document the water line on the parapet.

  • Why we photograph before we tarp

Once a tarp is down and the snow is on top of it, the damage underneath is invisible until spring. Every emergency call starts with dated photographs from the roof, by section, before a single fastener goes in — and the containment invoice is written separately from the repair so neither clouds the other.
