Most insurance policies in Colorado enforce a 1-year deadline from date of loss to file an insurance claim for hail damage. This can vary by policy, so it is important to check with your insurance provider first for your specific circumstance.
These terms determine how much your insurance company pays for your new roof.
RCV (Replacement Cost Value): This is the “gold standard.” It covers the cost to replace your roof with brand new materials at today’s prices, minus your deductible. In an RCV claim, the insurance company pays in two parts: the current value first, and the rest (recoverable depreciation) after the work is completed.
ACV (Actual Cash Value): This pays you what your old roof is worth today, accounting for its age and wear (depreciation). If you have an ACV-only policy, the insurance company deducts the depreciation from your payout, and they do not pay it back. You must pay the difference between the check amount and the cost of the new roof out-of-pocket.
Check your policy. An RCV policy generally leaves you paying only your deductible. An ACV policy could leave you paying more out of pocket.
Don’t accept a denial as the final word. It is very common for initial claims to be denied due to inexperienced adjusters, rushed inspections, or damage being incorrectly labeled as “wear and tear.”
