  • September 18 found the weak points

    A 78 mph gust near West Bountiful, 50–65 mph north of Salt Lake County, and golf-ball hail put Wasatch Front commercial roofs under wind uplift and impact in the same afternoon — and a Layton retail store took water through the ceiling. On low-slope assemblies, the failure is rarely the field of the membrane; it is the perimeter, the flashing, and the rooftop units.

  • Unreinforced masonry parapets are an engineering item here

    Salt Lake City requires engineering design and calculations for bracing and wall anchorage when a building has URM parapets or rooftop appendages. In a valley with this much older masonry stock and a real seismic profile, a reroof is the moment that work gets looked at. One- and two-family dwellings may be exempt — your commercial building is not.

  • Weight is a permitted question, not a preference

    The same Salt Lake City rule that governs houses applies to your building: more than 3 pounds per square foot of added roofing weight requires an evaluation report from a licensed Utah engineer confirming the existing framing carries it. Recover-over-existing decisions on a commercial roof run straight into that ceiling, and we scope them against it.

  • Snow load is not uniform across your portfolio

    A property in Summit or Wasatch County carries snow and ice loading that a West Valley City warehouse never sees. Drift loading at parapets and rooftop equipment is where that concentrates. If your buildings span this market, they do not share a maintenance spec, and we do not write one.
